What affects the cost of a Florida pool (and how to compare bids)

The design choices, site conditions and contract terms that move a pool quote, and a checklist for comparing bids fairly.

Two pool quotes for the "same" pool can be thousands of dollars apart, and the reason is almost never the water. It is the list of things one bid includes and the other leaves out. Rather than quote prices that vary by region and year, this guide walks through the factors that drive cost so you can compare bids line by line.

Size, depth and shape

Surface area drives excavation, steel, shell material, tile and plaster. Depth changes excavation and shell volume. Curved free-form shapes take more forming than rectangles, and features such as tanning ledges, benches, raised walls, spillways and attached spas each add labour and materials.

Shell type and finish

In Florida most in-ground pools are poured or sprayed concrete (gunite or shotcrete). Fibreglass shells are manufactured off-site and craned in; vinyl-liner pools are a third option. The interior finish (plaster, aggregate, pebble, tile) varies widely in price and lifespan.

Site conditions

Deck, enclosure and barrier

Pavers, poured concrete, travertine and stamped finishes cost very different amounts per square foot. Screen enclosures are common in Florida for bugs and shade, and they can also serve as the required safety barrier; see our guide on the state's pool safety law. Confirm whether the enclosure, the fence and the gate hardware are in each bid.

Equipment and operating cost

Variable-speed pumps, salt chlorine systems, heaters or heat pumps, automation, LED lighting and cleaners all affect the price and the monthly electric and chemical bill. The U.S. Department of Energy notes that pool pumps can be one of the larger electricity uses in a home that has a pool, so a more efficient pump is worth asking about. Ask for brands and model numbers, not "standard package".

Permits, engineering and HOA

Ask whether permit fees, engineering, surveys, impact fees and HOA review fees are included or billed at cost.

Contract terms that change the real price

A checklist for comparing bids

  1. Confirm each contractor's licence number on DBPR and class (CPC or RP, and where the RP is registered).
  2. Give each contractor the same written spec, including dimensions and finish.
  3. List every exclusion side by side.
  4. Ask for two recent local references and to see finished pools you can visit.
  5. Get insurance certificates naming you.
  6. Do not choose on the lowest number alone; choose on the clearest scope.

Repair and servicing work (resurfacing, equipment replacement, heater installation) needs a licensed contractor too, so run the same checks.
